Today is a turning point both for the company in the Far East as well as for me as a whole.... having been retired since 1986 and helping out with many projects both in Consultancy and partial involvements with several others.

I have just returned from a recent holiday cum Investment trip to the Far East and with the successful purchase of 3 properties in this one trip, it has been very hectic since setting foot off the plane in Singapore and Thailand and it has not stopped there since returning to Frankfurt and the Benelux...for much is now speedily taking shape as I bring this breaking news!!!

In this edition of Company Vauban's eNews - Tourists Are Flocking to Thailand

Foreign tourist arrivals to Thailand rose over 2 percent in just one month! Arrivals from Europe rose 12.5% and Russian tourists had the highest growth of nearly 38%. These increases are a promising trend for the tourism industry and the real estate market as well. In fact, foreign arrivals will most likely reach close to 15 million this year.

The new governor of the Tourism Authority of Thailand, Mrs Phornsiri, feels strongly about attracting quality foreign tourists rather than looking at numbers.

Nearly 8% of Thailand’s GDP comes from foreign tourists so Mrs Phornsiri will work strongly to develop Thailand as a featured destination throughout the world before she retires in 2009. To achieve this task she will work with both the public and private sectors to improve services and products.

In addition, TAT plans to develop its tourism campaigns with more stress on target groups, rather than launching projects without specific targets. The areas targeted for arrivals that may potentially spend more per trip include health, sports, and special-purpose trips such as weddings and honeymoons.

TAT will add three more offices w o r l d w i d e bringing the total overseas to 25. However these plans are going to have to be met with a decreased budget this year. To compensate TAT will search for partners or sponsors to help with some events or festivals such as Songkran and Loy Krathong. In fact, Company Vauban has already become a partner with TAT.

In related news, Piyavate Hos p i t a l will focus on Foreign Patients. In order to provide for the increasing number of foreign patients they will invest 800 million Baht for a 200 bed facility which should be completed within two years.

The new structure will accommodate a growing number of patients, particularly foreigners. In fact, nearly 40% of the foreign patients make up 60% of the Hos p i t a l’s revenue. This year the Brain Center opened and next month a new Center for Alternative Medicine will open. Also set to open around September will be an all new Gastroenterological Center. There are also future plans for specialized centers for diabetes and dermatology as well.

Piyavate Hos p i t a l will focus on their foreign patients and cash-rich locals, as the forecast for h o s p i t a l services is expected to increase by 20% this year to 70 billion Baht.

All this is excellent news for the Real Estate Market in Thailand!

Black Mountain is the 7th and newest golf course in Hua Hin and was transformed from lush jungle and pineapple plantations. The course is set in a valley, just next to the "Black Mountain’s", which are so named because of the large black rocks set into the mountains, providing a nice backdrop to many of the holes. The golf course looks as natural as possible and maintains many of the original features of the site. The most important of these are the natural creeks that run throughout the course and the rocks that have been used as design features on many of the holes. Many of the original trees have been kept and many new trees have been planted to frame the holes. The course is a test for the top golfers, but also very playable for the average golfer. All the holes provide the golfer with a safe route but for the more adventurous player there is a higher risk option with a potential greater reward. For example, the par 5, 6th peninsula green can be reached in 2 shots by aggressive long hitters, while casual golfers have a regulation path to the green almost requiring a 360 degree series of 3 shots. I suspect than many birdies can be had, if not an eagle now and then. Immediately following, the 7th hole, a par 4, provides two realistic ways to play the hole. Those who can carry their drives 230 yards or more over water will be rewarded with an easy chip shot to the green. Others, will need to 2 shots to skirt around the water, first left and then back right, making it almost impossible to par. Again, this hole is a good example of the risk –reward situation on each of the holes at Black Mountain. Black Mountain offers generous fairways for the shorter hitters that become narrower for the longer tee shots.

The greens are large with many pin positions, with different degrees of difficulty, and the course is well protected by many white sand sculptured bunkers. Seashore Paspalum grass was used for the tees, fairways and rough. This grass gives a wonderful playing surface and a beautiful emerald green color. Tifeagle bermuda grass was used for the greens and this expensive hybrid grass is the same turf as is used on the greens at other championship courses in the Thailand. The view from the clubhouse is stunning, and gives a panoramic view of the whole golf course. The clubhouse facilities on offer include fine dining in the restaurant, a well stocked golf shop and luxurious locker rooms. Black Mountain promises to be one of Hua Hin’s best golf courses.
Next to this prestigious course is another called Springfield Royal Country Club designed by Jack Nicklaus which has gained world reputation.

Springfield is one of the best maintained courses in Thailand with excellent clubhouse facilities. It is very popular with the majority of the Hua Hin-based touring professionals who practise there regularly to keep their game finely tuned between the Asian PGA Davidoff Tour events. In the background is the Black Mountain range and just close by is the actual Black Mountain Golf Course where my recent Resort home purchase took place too.
